Getting Started Step 1 of 7

Let's build your report.

Which of these best applies to you?*

Current Tenant(Lease Renewal)
Apartment Hunter(Comparing Prices)
Owner/Manager(Setting the Rent)
Current Tenant: Enter your current rent amount. Apartment Hunter: Enter the asking, or the renewal price, you're being quoted. Owner/Manager: Use your current lease amount if the unit is occupied, or the asking price if it's vacant.

What is the property address?*

You must select an address from the drop down list.

You'll answer a few questions about the property.

Count rooms that could legally be marketed as a bedroom: enclosed, with a window and a closet, and reachable without walking through another bedroom. Dens, offices, and dining rooms don't count even if someone sleeps there.
A full bathroom has a toilet, sink, and tub or shower; count it as 1. A half bath (or powder room) has just a toilet and sink, no bathing fixture; count it as 0.5. For example, one full bath plus one half bath is 1.5 bathrooms total.

About how many square feet?*

Use the interior square footage from the listing or lease if you have it. If you're estimating, that's fine: round to the nearest 50 sq ft.
Does this include shared or common areas? Measure just the unit's interior living space, not hallways or shared amenities.

Has the unit been renovated?

This means real updates: new kitchens, bathrooms, flooring, or a major system, not routine maintenance or a fresh coat of paint. The options below ask when that work was done.
Go by the most recent real work — a new kitchen, bathroom, flooring, or a major system. If you are between two bands, pick the older one.
No, all original (old)
Yes, more than 10 years ago
Yes, 5–10 years ago
Yes, within the last 5 years
Like brand new

Is the unit furnished?

Furnished means the major furniture is included: a bed, a couch, a table. Appliances on their own do not count.
Comes furnished

How would you rate the view from this unit?

Judge the outlook from the main living space or largest window. Most views are ordinary. Pick that unless it is genuinely bad or genuinely good.

What floor is the unit on?*

Count the floor your front door is on. Garden level means the unit sits below street level and you walk down steps to reach it. Renting a whole house? Choose the floor of the main entrance, usually Ground / 1st. This matters most when there is no elevator: six flights is a very different property from two.

What is the kitchen quality?*

This is about the kitchen as a whole (countertops, cabinets, layout), not the individual appliances. High-end kitchens typically have an island, vent hoods, and stainless steel appliances, and are often large.

Standard
Updated
High-end
Luxury

Appliance quality?

Rate the fridge, stove, and oven themselves. Brand-new appliances in an outdated kitchen would still score high here. Appliances purchased in the last 10 years are considered updated; older than 10 years is standard or lower. Newer stainless steel appliances are high-end. Sub-Zero, Wolf, and Thermador are luxury brands.

In the Unit

Switch on anything this unit has. Green means it has it; red means it does not. Everything starts at No, so you only touch what applies.

Washer/dryer in the unit
Dishwasher
Built-in microwave

What is the quality of the bathroom(s)?*

Rate the fixtures, tile, and vanity as a whole. A recently reglazed tub or new vanity can lift an otherwise dated bathroom. If there's more than one, go with the primary bathroom.

What is the current overall quality of the unit?*

Rate the unit's overall condition as you see it today: finishes, wear on floors/walls, general upkeep. This is your overall impression, separate from the kitchen/bathroom quality questions above.

How is the natural light in the unit?

Judge it on a typical clear afternoon, not the darkest or brightest moment of the day.

How is the unit heated/cooled?

Select the heating and cooling options or systems that exist in this unit.

Tap all that apply.

Whole Building Heat(radiators)
In-Unit Heat(central or wall)
AC Window Unit
AC Central or Wall Unit
Other System

What utilities are included in the rent?*

Tick every utility the rent covers, as the lease states it, not what a landlord informally pays on occasion. If the rent covers none of them, tick “None of these”: that is a real answer, and it is not the same as leaving the question alone.
Gas
Electricity
Water and sewer
Trash
None of these

Tick at least one — use “None of these” if the rent covers none.

How is the air quality/ventilation in the unit?

Think about whether the air feels fresh and windows/exhaust fans actually move air, not just whether there's an HVAC system.

How is the water pressure and temperature in the unit?

Think about the shower specifically: does pressure or temperature noticeably drop when another fixture (like a toilet) is used elsewhere in the building?

How much noise from neighbors is noticeable in the unit?

Footsteps, voices, or music through walls, floors, or ceilings.

What internet speed tier is available?

Check the provider's website for the address, or look at a recent bill. This is about what's available to the unit, not necessarily what's currently subscribed to.
Basic1-25 Mbps
Standard25-100 Mbps
Fast100-300 Mbps
Gigabit100-1k Mbps
Fiber2+ Gbps

How is cellular coverage in the unit?

Stand near the middle of the unit, away from windows, and check your phone's signal bars, not right next to a window where reception is usually best.

How easy is it to receive packages or food deliveries at this address?

Think about whether couriers can actually get in: buzzer access, doorman, or a package room all make this easier than a building drivers can't enter.

Which of these does the building have?

Switch on anything this building has. Green means the building has it; red means it does not.
Everything starts at No, so you only touch what applies.

Doorman or concierge
Gym on-site
Pool
Rooftop or outdoor space (shared or private)
Elevator
Building security system

Any smart home features?

Think smart locks, thermostats, lighting, or a video doorbell. A single smart thermostat still counts.

What is the pet policy?

Go with the building's written policy, not just what a current tenant happens to have. Weight/breed restrictions still count as "allowed with restrictions."

Does this property charge any pet fees?

“Any” covers all three: monthly pet rent, a one-time fee, and a refundable deposit. A property can charge one and not the others.

Is there monthly pet rent?

$

Total for all pets.

Is there a one-time pet fee?

$

Non-refundable, paid once.

Is there a refundable pet deposit?

$

Money held and returned at the end of the lease.

What parking comes with this unit?*

Pick one to continue.

How many spaces?

Is parking included in the rent?

$

Yes = included in rent. No = Enter monthly total for all spaces.

Is there a move-in or administrative fee?

$

Non-refundable, paid once at move-in. Not the security deposit, which is asked below.

Is there a broker fee?

$

Often 1 month’s rent.

Is there a security deposit?

$

Money held and returned at the end of the lease.

How long is the lease term?

Check the lease document for the term length. Most are 12 months, but month-to-month and multi-year leases exist too.

Does this property charge any monthly fee that every tenant pays?

$

Amenity fee, included utility fees, building fee, etc.
Not parking or pet fees, those are separate.

Has a lower rent been requested for this unit before?

This means a tenant (this one or a prior one) has ever asked the landlord to lower the rent, regardless of whether it worked.
